Tile or Colorbond for a Sydney re-roof?
Neither wins outright. Tile offers thermal mass, quieter rain noise and simple single-tile repairs; steel is lighter, quicker to install and easier under solar. Coastal exposure, frame capacity, bushfire rating and the surrounding streetscape usually decide it, the quote stage weighs both against your specific site.
How long does a full roof replacement take?
A typical single-storey home runs from several days to a couple of weeks depending on size, access and weather. Work is staged so the house is never left open, each section stripped is re-covered or weather-sealed before the crew finishes for the day.
Can new roofing go over the existing tiles?
Overlaying is not standard practice here. It traps the old covering's problems, adds weight the frame was never asked to carry, and hides the battens and timbers that most need inspection. Stripping to the frame is the orthodox approach and what quotes on this site describe.
What happens with my solar panels?
Panels are removed by an appropriately accredited installer before the strip, stored safely, then refitted with new mounting hardware and flashings once the covering is on. It adds a line to the scope and a day or two to the program, and it is far cheaper than working around live panels.
Could the job disturb asbestos?
Homes built before 1990 may carry asbestos in eaves linings, old sheeting or gable ends. Suspect materials are identified before the strip and handled by licensed removalists under their own controls, never as an improvised extra on the day.
Does a re-roof need council approval?
Like-for-like recovering is generally treated as exempt development in NSW provided standard conditions are met. Changing materials, altering the roofline or working on a heritage-listed property can require approval, and the scoping stage confirms which path applies to your job.
Stay off the roof. Aged tiles crack underfoot, brittle sheeting can fail without warning, and unprotected edges cause serious falls. Photograph from the ground or a window and leave the climbing to crews with edge protection and the right equipment.
